Hardwood Floors Finish Options

After the hardwood floor sanding is complete, you may opt to stain them a color or finish them clear.  There are three different high-quality finish options that we offer our clients, and a fourth which is used in property management situations.  Keep in mind that we can tailor our floor refinishing process to whatever you like.

Good.  Our entry level finish includes Basic Coatings "Emulsion" Water-based Finish. Basic Coatings is headquartered in Toledo, Ohio... made in the USA.
Don't let the term "entry level" fool you. This is an excellent quality, durable, residential water-based floor finish.  Water-based finishes are more environmentally responsible than even low VOC oil based polyurethane finishes.  It's not UV sensitive so it won't amber over time, dries fast allowing light foot traffic in approximately 3-4 hours and has a deep rich appearance.
 We recommend this finish for less active households. Typically, if you have an empty nest, then this finish is a
great option for you.

Better.  The next level of finish we like to use is Basic Coatings "Street Shoe".  It's a 2 component commercial grade water-based finish ideal for heavy residential use and commercial applications. Once catalyzed it dries and is walkable (in socks) after only 4 hours and maximum cure time is about 2 days.  Street Shoe is a "high-side" middle of the road option and very popular choice.  If you can tolerate the smell of a freshly painted house, you'll have no problem with this option keep in mind most people are not hyper sensitive.  Street Shoe's Satin sheen level is slightly shinier than the rest of satin finishes in its class.
 

Best.  Our premium finish system includes Bona "Traffic" Finish.  This is a Swedish finish designed for use in commercial or high traffic residential applications. It has a unique combination of durability, scratch and scuff resistance, clarity and grain definition, giving the wood a vibrant rich color. Traffic boasts a true Satin appearance. It dries in about 4 hours and is fully cured in just 1 day. We highly recommend this finish for active households, those with children and dogs.  We also use this finish in commercial settings like offices or retail stores.  If it's in your budget and you want the best of durability and appearance, this is for you.
